Vendors pick the agent with the best marketing plan. Bring one nobody else has.
A listing vortex turns each property into a guided tour buyers actually finish. It wins you the appraisal, shows the vendor exactly what their money bought, and tells you which buyers are real before you call.
This is the listing.
Now walk them through it.
Vendors interview three agents and choose the best marketing plan. They pay thousands for Premiere, then ask what it bought. Buyers send “is this still available?” and you call back blind. Thirty people walk through the open home, and you can't tell which three are buying. Portals show thousands of listings. None of them is built to sell yours.
Every agent at the appraisal brings the same photos, the same portal upgrade, the same brochure.
The vendor pays for the campaign and only hears “good feedback” on Monday.
You chase names and numbers, not buyers. And they're gone from your database by the next listing.
Six things no other agent can bring to the appraisal.
Built into every listing vortex. They’re why vendors pick you, and why they’re still happy on week four.
Walk in with their home already a vortex.
Add the address and a few photos from your phone. Two minutes later the vendor is touring their own home: room by room, the neighbourhood, the commute. You see when they open it again that night.
A preview made for JoA vendor report with real numbers in it.
It lands in the vendor’s inbox every Monday, and their private link shows this week so far. How many buyers toured, who came back, what they saved, who they sent it to. Real counts, never guesses.
- Most saved: Kitchen (64), Main suite (41), Pool (37).
- 17 buyers sent it to someone they’re buying with.
- 9 people scanned the sign at Saturday’s open home, and 4 looked again later.
Evidence for the price talk, not opinion.
Buyers tell the tour how the price guide sits with them, and what their budget is. The report shows the vendor how many budgets sit at, above or below the guide.
Hot buyers flagged before you call.
No more “is this still available?”. Each enquiry lands with what the buyer did on the tour, and the serious ones say “call first”, with the reasons.

A QR sign instead of a sign-in sheet.
Print the sign for the front door. Buyers scan in, save rooms as they walk through, and take the tour home. You see who came back online afterwards, and nobody hands over details they didn’t choose to.
A database that remembers what buyers wanted.
Budgets, timing and favourite rooms carry from listing to listing. When a new one comes up, the portal lists who to call first, and on the next tour their answers are already there.
And the rest of the campaign.
From the appraisal to the sale, and the listing after that.
Open a vortex of their own home on the iPad. It's the marketing plan no other agent in the room has.
The vendor sees what their campaign will do, and every week after, what it did.
Tour views, return visits, rooms saved, partner shares, buyer timing. Not just “good feedback”.
How many buyers viewed the price guide and stopped, and how many came back. Condition with data.
Buyer type, timing and what they loved arrive with the enquiry. Call the hot ones first.
A code at the door opens the tour. Buyers save the rooms they liked, so you follow up with something to say.
A full guided tour, the neighbourhood and real travel times, from anywhere.
What every buyer wanted stays with your agency. Match them to the next one, before it hits the portals.
One listing. One guided tour.
Every vortex is built from scratch around its listing. Buyers move chapter by chapter, at their own pace, on any phone.
From sunrise
to lights on.
Buyers can't visit at every hour. So the vortex shows them the house at every hour, made from your listing photos.

Built around
each buyer.
The tour answers the questions people usually save for the inspection.
One question at the start. The whole tour reorders around the answer.
They enter their boat. It is drawn to scale in the mooring.
They type where they work. The real drive appears on the map.

It opens at the real local time, with tonight's sunset.

At night they tap a window to switch its light on.
Saved rooms, welcome back on their next visit, and a link to send their partner that opens on the rooms they loved.
Know who's serious
before you call.
Every enquiry arrives with what the buyer told you and what they did on the tour. The same data goes to your CRM, so there is nothing to type in.
Names, emails and phone numbers go to you only. Analytics never include them.

Every buyer, remembered.
Call the right one first.
Buyers enquire, walk through the open home, and go cold. Your agency portal keeps what each one did on every listing, so the morning starts with who to call and what to say.
- A name to every visit. When a buyer enquires, scans in at the open home, books an inspection or makes an offer, everything they looked at before joins their card.
- realestate.com.au and Domain enquiries answered in seconds. Each buyer gets their own link to the tour, so what they do next is under their name.
- Keep this home. Buyers ask for the contract, price updates or homes like it before they hit the portals. Each one is a reason to call.
- The next listing sells itself to the right people. Matching buyers are listed by name the day it goes live, and emailed if they asked.
- Your buyers stay yours. Your agency owns the data, never shared with another agency, and visitors choose whether the tour remembers them.

Simple pricing. No monthly fee.
Pay once to set up your agency. After that, you only pay when you list a home.
Your brand and agents, where enquiries go, your CRM's listing feed connected, your past buyers imported, and your agency portal for the whole team.
Then each listing, priced by the home
Every listing includes
- Its own tour, built from scratch around the home. Never a template.
- Live for the whole campaign, on any phone, including inside Facebook and Instagram.
- Enquiries, Keep this home, the open-home QR sign, inspection booking and online offers.
- Matching buyers from your other listings, by name, and emailed if they asked.
- Every buyer's card and the Call now list in your portal.
- The vendor's report every Monday, with a live link for the week so far.
How you pay
- Setup is paid by card when you start. Your portal is ready straight away.
- Add each new listing from your portal and pay for it then. We build its tour and send it to you to check, usually within two business days.
- No monthly fee, no lock-in, no per-agent fee. A month with nothing listed costs nothing.
Example: three listings this month, one under $1m, one at $1.4m, one at $850k: $395 + $695 + $395 = $1,485 + GST. Most agents put it in the vendor-paid advertising schedule as its own line, next to photography and the portal upgrade.
How it happens.
- Send the listing.
A link to the listing and your email. That's all we need to start.
- We build it.
From your photos and listing details, chapter by chapter.
- You check it.
On your own phone. Ask for any changes.
- Share it.
In the appraisal, in ads, emails and texts to buyers, at the open home, and on your own site.
Questions.
Does it replace realestate.com.au or Domain?
No. Keep your portal listing. The vortex is the link you send buyers, run ads to, put on the open-home sign and your own site, so the people who are interested get the full story.
Can the vendor pay for it?
Yes. Most agents add it to the vendor-paid advertising schedule as its own line, next to photography and the portal upgrade.
Can I use it to win the listing?
Yes. Send us the address before the appraisal and we build the first chapters of a preview, so the vendor sees their own home as a vortex.
Is there a monthly fee?
No. $695 + GST once to set up your agency, with your first listing included. Then each listing is paid when you add it from your portal: $395, $695 or $1,250 + GST, by the price of the home. No lock-in and no per-agent fee.
Does it work with my CRM?
Yes. Your CRM already sends your listings to the portals; we add Tap Vortex as one more destination (VaultRE, Rex, Agentbox, Eagle, Box+Dice and others), so new listings, price changes, under offer and sold follow on their own. Every enquiry arrives in your inbox with the buyer's summary.
What happens to my realestate.com.au and Domain enquiries?
Add your agency's private enquiry address as a second email in your portal settings. Each enquiry becomes a buyer card, and the buyer gets their own link to the tour within seconds, so what they look at next shows up on their card.
Who owns the buyer data?
Your agency. It's never sold or shared with another agency. You can download everything, choose how long it's kept, and delete any buyer who asks.
Do I need new photos?
No. It's built from your listing photos. If you have the photographer's full-size files, send those: they look best on big screens.
What about buyers' privacy?
Each tour asks visitors first. If they allow it, the tour remembers what they looked at for your agency; if they say no, nothing is recorded and the tour still works in full, price information included. A name is only attached when the buyer gives it to you (an enquiry, a check-in, a booking or an offer). Your agency's privacy notice is linked from every tour.
Send a listing.
See it as a vortex.
We build the first chapters from your listing and send you the link. Free, and no call.
